Design and Estimate

CONSULTATION...Each project begins with a meeting at the project site. Our designer previews the home and listens to the owner's needs and ideas. We discuss your budget and suggest solutions to meet your objectives. Notes are taken and sketches are drawn to define the scope of the work. After this meeting the designer can estimate the hours needed to complete the "Site Survey", "Design Options" and "Preliminary Plans".

DESIGN CONTRACT...After our initial meeting, a "Design Contract" is written to define the scope of work and our steps to complete the design. This agreement describes in detail our services, design costs and responsibilities. Upon your acceptance of our "Design Contract" we can begin our work.

SITE SURVEY...The first thing we do is take pictures, sketches, measurements and notes, of the existing property. This information is used to draw the home's "As-Built Plan", that details the existing structure. During this time we also research the cities "Covenants, Codes and Restrictions" that impact your project.

DESIGN MEETING...At this meeting we review your plans, space requirements, anticipated materials and budget. After this meeting we create several design options that reflect your needs, use of space, traffic patterns and fixture layout.

DESIGN OPTIONS...At this point, the designer shows you the "Design Options" and you are asked to select the one that best meets your ideal. Then, under your guidance and direction, we create a "Preliminary Plan" that incorporates your design needs.

PRELIMINARY PLAN...Now the designer creates the "Preliminary Plan" that defines the building and interior spaces. At this phase, the drawings show the project floor plan, doors, windows, cabinets, fixtures, and exterior elevations as required.

PRELIMINARY ESTIMATE...After the "Preliminary Plan" is accepted, we generate a "Preliminary Estimate" for the work required. We break down each phase of your work into specific costs and allowance categories. Our estimates are compiled from years of experience in competitive bidding and current costs. If you wish, you may take this "Preliminary Plan" to others for review and comparisons.
